Tenancy Information | Naylius McKenzie

Permitted Charges in accordance with the Tenant Fee Act 2019 for an Assured Shorthold Tenancy.

Once you have chosen your desired property you will be invited to our office to complete an application form and terms and conditions for a tenancy where you may state any required special conditions of the offer and provide details for your references (Previous Landlord, Work/Employer, Bank, Character, id).

As soon as you pay Holding Deposit(usually 1 weeks rent), Naylius McKenzie, will stop showing the flat to any other applicants. If at any time after you have paid the holding deposit you withdraw your offer, then this holding deposit is payable to Naylius McKenzie  - Cancellation Fee.

The agreed rent is payable every calendar month by standing order. One calendar month’s rent is calculated as follows: 1 weeks rent x 52 weeks / 12 months.

Tenancy deposit is 5 or 6 weeks depending upon the rental amount.

First month’s rent - in advance
Early termination - the amount not exceeding the financial loss experienced by the Landlord

Late Rent - interest charged at 3% above Bank of England base rate when rent is more than 14 days equivalent to cost incurred

Lost key or Changing tenancy details - Equivalent to cost incurred

Non Housing Act tenancy fees - not affected by the Tenant Fee Act 2019:
Tenancy Agreement - £300 inc VAT
Extension Agreement or Company Reference or Guarantor Reference or Check-in or Check-Out - All set £234 inc VAT each
Administration or arrears fee- £50 inc VAT
